During Covid we have seen a huge increase in demand for our theater seating chairs.  People are migrating to bigger spaces and making their homes entertainment bubbles.  We wanted to sit down “virtually with a well known realtor to find out what she is seeing in the market place.  Nancie Mleczko is well established in the industry and gave us some insight into the market at the moment.

Why Real Estate?

I started my Real Estate career in 1986 – prior to that I spent 15 years in the housing industry at a mortgage company then Canada Mortgage & Housing Corp.  It was the natural transition to real estate and I remain very involved with our local Real Estate Board on committees and continue to participate in professional development programs

What trends for 2020?

The market in the Hamilton area is very strong but is definitely a Seller’s market, due to the lack of inventory and available listings.  Prices have escalated over 20% this year even during a pandemic so buyers are searching smaller communities for better deals.  Thankfully the mortgage interest rates are very favourable so although Buyers are paying more, they are getting good lending rates.  The imposed ‘stress tests’ by lending institutions has created some anguish for buyers as well.

How are important are offices, gyms & media rooms?

The pandemic has opened up the necessity to modify home amenity space.  More people have made space for home offices, gyms & media rooms.  Finished basements and lofts are becoming the ‘added value’  features in buyer wish lists.
